코로나19 팬데믹으로 인해 마이스산업이 침체국면에 접어드는 가운데 세계 각국에서 전시컨벤션 시설을 확장하고 현대화하며 마이스산업의 경쟁력을 높이고자 하는 움직임이 벌어지고 있다. 그 흐름의 일선에서 뉴욕 맨해튼 11번가에 위치한 미국을 대표하는 자비츠 컨벤션센터가 새롭게 리모델링되어 올 가을에 오픈한다. 1조 6천억달러의 사업비가 들어간 자비츠 컨벤션센터는 11만㎡ 규모로 확장되어 올 3월에 준공했다. 내부 시설은 가상·하이브리드 행사를 실시간 중계를 위한 방송스튜디오도 구축해 다변화되고 있는 마이스산업의 흐름을 반영한다. 1986년 처음 오픈한 이후 200여개의 수준 높은 산업전시회를 비롯해 다양한 무역전시회, 컨퍼런스, 이벤트 등이 열리는 뉴욕의 대표적인 컨벤션시설이다.

 앤드류 쿠오모 (Andrew Cuomo) 뉴욕 주지사가 개발 당시 발표한 10억달러 규모의 자비츠센터 확장계획은 뉴욕 전역의 인프라 재건과 현대화를 위한 빌트투리드(Built To Lead)의 일환으로 추진된 사업이다. 뉴욕주 경제의 원동력으로 작용하는 자비츠컨벤션센터의 확장을 통해 뉴욕의 지역경제 발전과 경쟁력을 높이고자 한 시도이다. 빌트투리드 프로젝트에는 자비츠컨벤션센터 증축을 비롯해 뉴욕 최대의 도심개발 프로젝트인 허드슨야드와 도시재생 사업 중의 하나인 하이라인파크도 포함된다.

 새롭게 증축된 컨벤션센터는 발전되고 글로벌하게 확장하는 도시의 공간과 환경 안에서 시대의 변화와 고객의 니즈에 따라 요구되어지는 건물의 유용성과 확장성을 랜드마크적인 이미지로 담아내고 있다. 확장 규모는 뉴욕 34번가에서부터 40번가에 이르는 6블록의 전시장과 회의실, 연회장 건립을 포함하고 있다.

 설계를 담당한 tvsdesign은 미국 애틀랜타에 위치하고 있으며 컨벤션센터와 마이스 디자인의 특화된 설계회사로 미국 전역과 중국, 남미의 유수한 도시의 컨벤션센터를 디자인한 곳이다. tvsdesign은 컨벤션센터와 MICE와 함께 협업하는 오피스 타워, 호텔 프로젝트를 진행하면서 디자인 엑셀런시(Design Excellency)로 칭해지며 글로벌한 건축디자인회사로 자리 잡고 있다. tvsdesign은 코로나 팬데믹의 상황 안에서 기존의 컨벤션센터가 뉴욕 시민들의 백신센터로 활용되고 있다는 점을 감안해 도시의 환경과 생활 패턴을 고려하고 지속 가능한 도시의 발전과 환경의 변화에 영향을 준다는 개념에서 컨벤션센터의 증축을 디자인했다.

 자비츠 컨벤션센터는 기존의 Pei Cobb Freed (I.M. Pei)의 디자인 요소인 투명한 유리로 구성된 단순 입방체와 직선, 넓은 유리, 패턴이 있는 스테인리스 스틸 외관 디자인의 역사적 맥락성을 존중하면서 디자인한 것이 특징적이다.  

 




 

 

기존의 건물에 적용되고 유지되었던 랜드마크적인 이미지를 유지하는 동시에 디자인 및 기술혁신, 비용 등에 관해서 많은 이해와 분석이 이루어졌다. 이런 세부적인 요소들의 분석과 이해를 바탕으로 자비츠컨벤션센터 증축 설계에는 ‘뉴욕 모멘트(New York Moment)’를 포착하도록 할 수 있도록 디자인되었다. 건물은 뉴욕 최고의 전망인 동쪽 스카이라인과 서쪽 허드슨강을 최대한 활용해 계획되었다. 새롭게 확장된 아트리움 파사드는 기존의 크리스털 매스와 연속성을 이어주며 접근성과 가시성을 향상시킬 수 있는 개념을 추구한다.

 회의장 및 연회장 Pre-function 공간을 위해 제안된 고성능 유리(high-performance glass)는 투명성을 최적화하였으며, 시야를 방해하는 프레임 요소를 최소화하는 글레이징 모듈을 반영하고 있다. 기존의 건물이 가지고 있는 모듈과의 연계성을 가지면서 지붕 너머의 파노라마 스카이라인 전망을 제공하고자 한 시도다. 이를 통해 도시의 자연채광과 외부의 경관에 대한 접근성을 충분히 제공할 수 있게 되었다. 이렇듯 건물의 외관은 기존의 자비츠컨벤션센터가 가지고 있던 루프가든의 전망과 함께 자연과 도시의 명확한 연계성을 제공하고, 뉴욕시의 스카이라인과 허드슨 강의 풍경을 바라볼 수 있는 유니크한 공간으로 작용한다. 실내 공간과 더불어 회의실 층과 같은 높이에 위치한 옥상 테라스와 파빌리온은 도시 안의 자연공간이 만들어내는 새로운 공간의 체험을 가능하도록 디자인되었다.

 

 특별 회의공간은 Pre-function 구역에서 캔틸레버식 구조로 되어 있으며, 회의실과 연회장에서 전시장 내의 기둥은 90피트(27m) 중앙에 배치되어 스팬을 최대화하는 동시에 공간 활용에 대한 유연성을 제공한다. 건물의 공간 유용성을 확장시켜 주는 장스팬 구조 설계는 회의실에 있는 구조를 최소화 하는 비용 절감 솔루션을 제공하도록 디자인한 것이다. 무엇보다 건축가는 기존의 디자인 맥락을 유지하면서 재해석한 디자인 언어를 건물 내외부에 적용함으로써 시장의 수요와 요구사항을 반영한 증축 공간을 통해 창의적이면서 효율성을 극대화할 수 있게 되었다.

 이처럼 자비츠컨벤션센터의 증축은 하이라인 파크와 허드슨야드 개발과 더불어 랜드마크적인 건축으로서 이미지를 높여주는 역할을 맡고 있다. 유리와 프리캐스트공법, 금속 재료가 한껏 조화를 이루고 있는 자비츠컨벤션센터의 크리스털 팰리스의 빛나는 외관처럼 확장된 새롭게 컨벤션센터 건물은 뉴욕의 꺼지지 않는 등불이 되어 글로벌 비즈니스의 허브 역할을 충실히 수행하게 될 것이다. ANN

The Jacob K. Javits Convention Center Expansion Project (Javits Expansion) will be a northward expansion of the existing facility. The site for the expansion is bounded by 11th Avenue to the east, 12th Avenue to the west, 38th Street (and the existing building) to the south, and 40th Street to the north. The two primary components of the project are the exhibition hall, located between Grids 1200 and 1520 (generally located between 38th and 39th Streets), and the truck marshalling building, located between Grids 1520 and 1690 (generally located between 39th and 40th Streets).

 

DESIGN IS CONCEPTUAL

it needs to enlighten and enrich our experiences – and design is also technical, it needs to function efficiently and economically. For the Javits Expansion, the Lendlease Turner party combines the market driven requirements for truck marshalling and additional rentable space with the unique New York City

location and respect for the existing landmark architecture. The basic organizational diagram of the indicative design successfully deals with the parameters of both site and program, locating the major pieces of function appropriately to necessary adjacencies. While the layout of the major spaces remains principally intact within the Lendlease Turner proposal, this is not without rigorous analysis.

Using the Alternate Technical Concepts (ATC) and the inquiry process available during the RFP period, the design team took a detailed look at the 'bones' of the program and the functional organization of the parts in an effort to seek out engineering efficiencies, verify operational fit, confirm appropriate material selections and identify additional urban design opportunities. The design excellence embedded in our proposal is a result of respect for the work that has come before this RFP, design and technical innovations, sensitivity to urban design and landmark structures and collaboration with Lendlease Turner construction team for cost, value and schedule.

 


DESIGN EXCELLENCE

This Javits Expansion project utilizes many of the principles of convention center design in delivering design excellence. Importantly, it also respects and upholds the cultural character established by the 1986 Pei Cobb Freed design (I.M. Pei) with its expansive glass and rectilinear form.

The lobby and pre-function take full advantage of the incredible views that only New York City offers – the skyline to the east and Hudson River to the west. The new atrium provides a clear and logical vertical circulation node that is organized to provide wayfinding clarity and enhances the guest’s orientation to the rest of the Jacob K. Javits Convention Center (Javits) and to the adjacent Manhattan neighborhoods.

The high-performance glass proposed for the pre-function, meeting and ballroom spaces optimizes its transparency and provides access to natural daylight and the temperate climate of the City. The new meeting rooms and ballroom locations capture the city skyline with a high-quality design that is expected to be matched by audiovisual, digital signage and lighting displays.

Columns in the exhibit hall are placed on 90' centers to maximize clear spans and offer flexibility for the use of the space. Similarly, the long-span design of the ballroom floor structure allows for a cost-efficient solution that minimizes the structure located within the meeting rooms below. The rooftop terrace, located at the same elevation as the meeting room floor, provides opportunity for guests to move easily outdoors to events at the new rooftop pavilion or the adjacent landscaped area.

Back-of-house spaces functionally relate to the spaces they support and respect the detailed programmatic analysis that is illustrated by the indicative drawings and described in the program requirements.

Architectural design quality; In addressing the architectural and interior design quality proposed for the Javits Expansion, Lendlease Turner acknowledges the existing Javits’ significant spaces, volumes, character, modules and finishes. The new atrium responds to the adjacent skyline, street corridor views and the existing Crystal Palace while maintaining an appropriate modular and material connection with the existing facility. The interior design maintains the standards, materials and colors established in the renovation of the existing facility so that the entire facility provides a seamless guest experience.

 


 

ARCHITECTURAL PRECEDENT

The existing building, newly refreshed from the recent 2014 renovation, re-establishes and confirms the appropriate material palate for the facility. Simple cubic shapes of transparent glass and patterned stainless steel façades define the architecture originally designed by James Ingo Freed of Pei Cobb Freed. Freed and his contemporaries, including Pei, Richard Meier and others, rigorously explored the use of standard material module sizes, mathematical geometry (the golden mean) and simple shapes to dimensionally control proportion, layout and patterning. The proposed design relates directly to this historical context.

 






 

URBAN DESIGN OPPORTUNITIES

The architectural design of the expansion includes design innovations that orient the building to capture ‘New York moments’ in three unique ways:

The main facade of the new atrium is consciously oriented to the south, directing views back towards the drop-off plaza and creating a dialogue with the existing Crystal Palace. This geometry strengthens the visibility of the building from 11th Avenue and honors the form of the Lincoln Tunnel vent structure. The massing of the façade highlights the geometry of the square, celebrating the symbolic spaces of the original Javits Crystal Palace. Stretching south out of the atrium at the meeting room level gives visitors a more intimate moment to capture a view centered on 39th Street.

The linear meeting and ballroom pre-function space facade is clean, minimal and open. The glazing modules are specifically designed to minimize framing elements that obstruct eye-level sight-lines and provide panoramic skyline views beyond the existing Javits roof. This clear facade will also provide an elegant and flexible backdrop for a variety of activities.

To surprise and delight, a special meeting space is cantilevered from the pre-function areas and provides a unique vantage point to view the skyline and Hudson River at both the meeting room and ballroom levels. The space adds a visible destination for guests walking along the pre-function space.






As the High Line and Hudson Yards development progresses, the surrounding neighborhood will intensify and the significance of Javits will be further enhanced. The structure and architectural form of these new development and the extensive glass, precast and  materials of Javits align to the rail and industrial heritage of the area. The growing neighborhood, its enhanced energy and scale, provides the Javits Expansion further opportunity for a public space to be celebrated and shared with the community.

 

 

PROJECT SUMMARY

Area: 1.2-million-square-foot section is being designed by tvsdesign at a cost of nearly $1.5 billion. This will increase the total area of the facility to 3.3 million square feet. The expansion will add an extra 22,000 square feet to what is already the largest green roof in New York City. The large and deep diagonal trusses form the underside of the slightly pitched roof. This will be the highest point of the building at 180 feet above street level. The construction and design build is being overseen by Lendlease in a joint venture with Turner Construction Company Starting from the bottom, there will be a four-level, 655,000-square-foot truck garage with new freight elevators and 27 loading docks. Above that will be a multi-story atrium, 100,000 square feet of permanent exhibition spaces, a 165,000-square-foot conference room, and finally, a 58,000-square-foot ballroom that is slated to be the largest on the East Coast. All of this will sit under a green roof that can hold up to 1,500 people overlooking the Hudson River and Hudson Yards district.
